Property Maintenance Tasks to Take Care of This Fall

Heating Systems

If you haven’t yet had the heating system inspected, now is the time to do it. The furnace filters should be either washed or replaced. If any of your rental units have working fireplaces, your property manager will arrange for someone to clean the chimneys. It’s essential to remove the creosote buildup to prevent chimney fires.

Smoke Alarms and Carbon Monoxide Detectors

Smoke alarms and carbon monoxide detectors should be tested monthly. During the next monthly test, ask the property manager to replace all of the batteries, even if they’re still working. Professional firefighters and safety advocates recommend replacing the batteries every six months.

Exposed Pipes

One of the most common causes of structural fires is clogged dryer vents. Have a professional service and clean your dryer units, ductwork, and the exterior vents each year.

Landlords expose themselves to potential liability issues if a tenant slips and falls on an icy walkway or parking area. Fall is a good time to inspect the grounds for safety hazards, such as rickety handrails, poor lighting, and damaged walkways.
