Whether you’re a veteran or first-time renter, you probably look forward to moving into a new apartment—but there are few things to know before you move in. When you sign that lease, you’re starting a new relationship with your landlord, and here’s how you can keep things friendly.

Read the Lease
Don’t skim it— read it. If you’re not sure about something, whether it’s the content of a paragraph or even a sentence or a word, ask. Your signature allows your landlord to assume that you are aware of all conditions specified in the lease. Once you put your name on that line, the lease controls.

Similarly, if something goes wrong with your plumbing or appliances, you should submit all maintenance requests in writing, whether in note, fax, or email. It’s important to have written communication because, unlike verbal agreements, they can be recorded and archived for future use if the need arises.

Keep it Clean
Rentals have a high turnover rate compared to owned properties, which is why it’s important for you, as a renter, to keep your apartment in good condition. Stains, strong odors, trash, torn carpet, and dented walls threaten your deposit. This is not only based on common courtesy, but also because you probably have a deposit fee that may not be returned to you if your apartment has suffered damages worse than the normal wear and tear. If you’re unsure about what constitutes wear and tear versus true damages, ask your landlord.

Be Timely
Speaking of courtesy, remember to pay your rent on time. And, on a similar note, move in and out on time. If you have an unusual or urgent circumstance, let your landlord know ASAP. Remember: candid communication with him or her can save you trouble in the long run.
